PROJECT OVERVIEW

1.   River’s Edge @ Penns Grove project is a community redevelopment involving 18 acres fronting on the Delaware River along West Main Street in the borough of Penns Grove, Salem County, New Jersey. This project will create a waterfront venue embodying elements to attract visitors to the Penns Grove area and to capitalize on the scenic riverfront vista of the project’s location. We see this as a development with a metropolitan character instilled with the intimate resort community feels that has historically been characteristic of Penns Grove.

2.   A central focus of River’s Edge @ Penns Grove is the establishment of a boutique culinary destination for ‘foodies’, people interested in, inspired by, and excited about food. It will be a destination catering to the desires of the food culture while providing something of interest for all members of the visiting families.

3.   The heart of our vision is a culinary school complex to be known as the ‘American Culinary Academy’. The ACA is the vision of Chef Keith Taylor who is a member of the development team and a renowned chef in his own right. Keith envisions the ACA as a world class culinary teaching facility providing programs in culinary arts, hospitality management, and food science.

4.  The state-of-the-art indoor/outdoor waterpark that is a model of safe, healthy and fun family entertainment, will incorporates best practices in sustainable design and water conservation for water play amusements.

5.  There will be a 250 room hotel/conference center that will face the Delaware river capitalizing on this scenic view.  It will be an upper mid-market property with 150 suites and 100 junior suites and will embody the latest thinking in sustainable hotel design. The hotel will include state of art conference facilities offering flexible meeting and event space as well as elegant banquet facilities and a world-class spa for after event enjoyment and relaxation

6.  In addition to the facilities described above there will be four other restaurants at River’s Edge @ Penns Grove:

• •an upscale restaurant facing the river in the 250 room hotel;
• •a Goodfella’s diner drive-in restaurant;
• •a Holy Smoke barbeque restaurant;
• •and a 10,000 sq., ft. casual dining restaurant along the river promenade.

7.  These restaurants are an important component that will contribute to and help drive the culinary destination aspect of the development.

River’s Edge @ Penns Grove also has 46,000 sq. ft. of retail space for elements and businesses that will build upon and bolster the culinary attraction character of the project.
